曾 淵 滄 專 欄 ： 泡 沫 市 揀 股 要 睇 成 績 表經 過 整 整 6 個 交 易 日 的 上 升 ， 昨 日 港 股 終 於 借 美 股 下 跌 而 調 整 。 前 晚 美 股 下 跌 超 過 1% ， 只 是 翻 炒 次 級 按 揭 的 老 問 題 ， 目 前 美 股 受 兩 大 因 素 重 複 又 重 複 的 影 響 ， 一 是 收 購 合 併 ， 二 是 次 級 按 揭 ， 一 是 利 好 一 是 利 淡 ， 好 淡 交 替 出 現 ， 股 市 連 升 數 日 之 後 ， 次 按 問 題 就 浮 出 ， 跌 了 一 陣 之 後 ， 收 購 合 併 的 新 聞 就 會 出 現 。 說 穿 了 ， 只 是 大 戶 舞 上 舞 下 找 個 藉 口 罷 了 。
昨 日 午 間 休 息 前 ， 有 人 還 很 努 力 地 力 推 指 反 彈 ， 縮 小 跌 幅 ， 但 是 午 後 大 家 一 看 日 股 也 跌 了 1% 以 上 ， 信 心 失 去 了 ， 指 就 急 挫 而 下 。
前 一 陣 子 ， 指 突 破 21000 點 時 我 曾 經 談 到 ， 21000 點 是 重 要 阻 力 線 ， 因 此 上 下 拉 鋸 多 時 ， 一 旦 破 了 ， 22000 點 就 不 是 阻 力 位 ， 要 破 了 22000 點 ， 直 逼 23000 點 時 阻 力 才 會 出 現 。 看 來 ， 23000 點 可 能 的 確 會 是 另 一 道 強 有 力 的 阻 力 線 ， 今 年 年 初 ， 不 少 知 名 股 評 人 都 說 今 年 指 看 23000 點 ， 現 在 23000 點 就 快 到 了 ， 自 然 有 人 會 認 為 賺 夠 了 ， 也 該 離 場 了 。
地 鐵 走 勢 未 轉 壞
不 過 ， 昨 日 數 隻 炒 落 後 的 股 依 然 在 炒 ， 前 幾 天 炒 了 工 行 （ 1398 ） 、 招 行 （ 3968 ） 及 中 行 （ 3988 ） 後 ， 昨 日 交 行 （ 3328 ） 也 接 力 炒 上 。 股 價 最 終 還 得 反 映 企 業 的 賺 錢 能 力 ， 工 行 與 招 行 發 出 盈 利 急 增 的 預 告 ， 股 價 馬 上 一 改 過 去 一 段 日 子 的 沉 悶 。
交 行 的 情 況 也 類 似 ， 交 行 起 步 早 ， 起 步 價 很 低 ， 我 的 成 本 價 僅 2.5 元 ， 至 今 股 價 已 上 升 兩 倍 有 多 。 如 果 沒 有 盈 利 不 斷 增 長 來 支 持 ， 股 價 是 不 可 能 一 升 再 升 ， 因 此 ， 我 們 在 大 市 已 出 現 泡 沫 的 今 日 ， 選 股 是 很 重 要 的 。
選 股 的 第 一 原 則 就 是 利 潤 ， 企 業 一 定 得 交 出 成 績 單 ， 否 則 風 險 太 大 了 ， 沒 有 利 潤 的 企 業 ， 其 股 票 在 牛 市 逆 轉 後 是 無 險 可 守 ， 對 那 些 只 簽 個 意 向 書 ， 股 價 就 飛 升 的 股 ， 如 果 你 幸 運 地 已 經 擁 有 ， 則 應 該 見 好 就 收 ， 袋 袋 平 安 ， 只 有 長 期 有 利 潤 的 股 才 可 以 長 相 廝 守 。
昨 日 介 紹 的 兩 隻 股 建 滔 積 層 板 （ 1888 ） 及 地 鐵 （ 066 ） 表 現 各 異 ， 建 滔 積 層 板 股 價 再 升 ， 但 地 鐵 股 價 已 隨 大 市 回 軟 ， 但 是 我 相 信 地 鐵 今 年 的 利 潤 依 然 是 會 很 不 錯 的 ， 只 要 大 市 不 變 得 更 壞 ， 地 鐵 在 目 前 這 個 階 段 依 然 不 錯 。
豬 肉 漲 價 ， 據 說 有 快 餐 店 的 招 牌 菜 焗 豬 扒 飯 變 成 焗 雞 扒 飯 ， 這 是 非 常 不 智 的 做 法 ， 正 確 的 方 法 應 該 同 時 推 行 焗 豬 扒 飯 與 焗 雞 扒 飯 ， 焗 豬 扒 飯 的 價 格 可 以 訂 得 高 一 些 ， 讓 消 費 者 來 決 定 吃 甚 麼 。

The world in which I live
A huge French chateau was built in Peking a couple of years ago. It's called Chateau Zhang Lafite. The owner is obviously Mr Zhang, and the chateau is modelled on Chateau Lafite in France - at least sort of. The name Lafite is certainly a very smart name, as it is associated with an extremely fine (and expensive) wine - Chateau Lafite! The most extraordinary thing about this construction is that it should be found, as a replica, in Peking, just a 15 minutes' drive from the airport. Even more amazing is that the garden is modelled on Versailles.
It is strange indeed to see the Chateau in Peking. One doesn't expect to see anything like it. We are of course used to skyscrapers, ugly and uglier skyscrapers, built all over the capital, but one would not expect a replica French chateau. The owner, Mr Zhang, is a very affable man. He is very proud of his estate, for it is an estate. And rightly so. The workmanship, at least outside, is faultless. On a beautiful day with clear blue sky, I visited Mr Zhang with my wife and our friend, Tom Parker-Bowles, son of Camilla, who is married to Prince Charles. As a bit of an aristo, Tom, who is of course now the stepson of Prince Charles, knows a thing or two about palaces and grand places. But even he was astonished - as we were. Mr Zhang, our host, could not have been nicer nor more hospitable. He gave us a sumptuous lunch - but mind you, no Chateau Lafite!

What is wonderful to me is that there are Chinese mainlanders who are seemingly as eccentric as Mr Zhang. I admire rich people in the mainland because they must have excelled - in the Charles Darwin world of the evolution of the species, they must have been the survivors of the fittest. So they are the winners. And as a winner, Mr Zhang could have built another boring skyscraper of a shopping mall or a hotel or an office block. But no, he bought hundreds of acres of land, and he built a massive French chateau surrounded by beautiful landscaped gardens. For me, it is truly wonderful that there are seemingly crazy people like Mr Zhang. I love the way that he did something completely different and utterly unexpected. I hope Mr Zhang now builds something like Bavaria's Neuschwanstein, originally conceived by the mad King Ludwig, and after which Walt Disney modelled his own fantasy tower! Then eventually, someone will think about duplicating the Forbidden City, and that would accidentally restore the true glory of Chinese arhictecture and culture to China!
Talking of buildings, I read in the newspaper that that marvellous Chinese house at 45 Stubbs Road is being sold privately for HK$450 million. Why doesn't the Government buy it? Or why doesn't a tycoon or a consortium of tycoons get together and buy it for Hong Kong? The house is clearly unique, and it will be another dreadful travesty of heritage if some greedy developer were to get his hands on it, and then pull the whole thing down to make way for yet another phoney high-end residential block. Brain-block is what comes to my mind when these things happen.

Just look at the way in which last month how Prince Charles led a consortium with £ 45 million and bought for the British nation an extraordinary house in Scotland called Dumfries. This house was important not only as an architectural masterpiece, but inside, a great deal of the contents had significant value. Some of Chippendale's finest works are found amongst the furniture.
There was jubilation all over Britain when this house was saved. So why can't we do it in Hong Kong? We are infinitely wealthier than the Brits, and isn't it uncanny that the number 45 figured in both Dumfries and 45 Stubbs Road? One for £ 45 million; the other for HK$450 million. And even the address at Stubbs Road is 45! Come on! Is it too late for someone, or someone together with someone else, or simply the Government, to bite the bullet and buy it and save it for Hong Kong? If we are really serious about the preservation of our heritage, there is no finer example. The building can be turned into a Hong Kong museum that records the vernacular life of Hong Kong. There won't be a better location or a building in which this can be done. Don't say I haven't warned you all how not to miss this great opportunity!

一人世界

It's ten years since Princess Diana died. I was very lucky to have been a good friend of hers. She had telephoned me on that fateful August day on which she met her fate. As she was coming out to visit Hong Kong in September, I told her everything was ready for her. We were both excited by the prospect. She was also coming out with a secret agenda of taking her two boys to China. In any event, this was not to be; and the rest, alas, is history. I was never to see her again, and I have missed her. She was wonderfully beautiful and funny. I had first taken her to the Venice Biennale in 1995 when for the first time, two mainland Chinese artists, Liu Wei and Zhang Xiao-gang, had exhibits. She was mobbed everywhere she went, and I remember vividly our being allowed (or rather she was allowed and I followed) to go up to the dome of the church overlooking St Marco Square. There were just two of us - Diana having taken off her stilettos, and I looking down behind her striking figure. I wish I had a camera to register that moment, as her dress was caught by the faintest breeze of the Venetian sirocco.
Diana had also come to my house in Sai Kung for lunch on an earlier visit to Hong Kong. It was a small lunch and we were all very relaxed. Being relaxed is perhaps the best luxury anyone very famous could afford. They love it when they do not have to stand on ceremonies. The idea that anybody particularly grand is always formal is a ludicrous proposition. On the contrary, of all the grandest people I know, the grander they are, the more relaxed they want to be - certainly on informal occasions, but also on formal occasions. Anyway, Diana was marvellous with all my staff, taking umpteen pictures with them. We then flew off by helicopter to watch tennis at the Hong Kong Open with the Pattens. Those were very memorable days. Equally memorable is of course her celebrated sense of compassion. During her first visit to Hong Kong, she came to three of four charity functions, and at each of them, she was a constellation. Her natural sympathy and care for the less fortunate had properly made her an exceptional person who knew how to take advantage of her position to further the causes of those who would otherwise remain in helpless oblivion. Diana was glamour in a Nightingale. Quite rightly, we should be celebrating her life on this tenth anniversary of her death.
So our own tenth anniversary of the handover has come and passed. I was at the Variety Show on the 30th June at the Convention Centre. It brought back many memories, as the location was exactly where the handover took place. And I remember vividly of the excitement of that evening from 10 years ago. In Hall 3 (God only knows how anyone could have given this imposing space such a pedestrian number!), the Hong Kong VIPs packed themselves in. The stage was decorated in what I can only describe as the height of bad taste. Gold and yellow and pink fusing with a ghastly set of cream crimpled curtains on stage. Then a quartet of master-of-ceremony came on to begin the show. Together they looked rather ridiculous. It was quite clear they had not conferred on what each was wearing. The show was far too long. But I did enjoy the acrobats from Shenyang. They were absolutely wondrous. No wonder they slightly showed up our poor lot from Cheung-Chan coming on stage with three trolleys! I don't want to be mean to our own, but whoever devised the programme couldn't have found a more ridiculous juxtaposition! As for the rest of the programme, it all lacked a sense of spontaneity and gravitas. It was all rather frivolous and hackneyed, especially with our four best male singers （ 四 大 天 王 ） who sang syrupy and truncated songs. But most of all, there was a distinct absence of humour. Weren't we supposed to enjoy an evening of fun? Lang Lang played the Yellow River concerto, but that's hardly fun! As for all the costumes, the colour combinations were diabolical. Why do we continue to suffer these insipid settings? On the front rows, the big wigs had coffee tables and tea-cups. Very protocol conscious! But it was amusing to see a plethora of tycoons sitting off-centre and rows behind mainland cadres. For a change, they were put in their place!

Her natural sympathy and care for the less fortunate had properly made her an exceptional person who knew how to take advantage of her position to further the causes of those who would otherwise remain in helpless oblivion. Diana was glamour in a Nightingale. Quite rightly, we should be celebrating her life on this tenth anniversary of her death.
So our own tenth anniversary of the handover has come and passed. I was at the Variety Show on the 30th June at the Convention Centre. It brought back many memories, as the location was exactly where the handover took place. And I remember vividly of the excitement of that evening from 10 years ago. In Hall 3 (God only knows how anyone could have given this imposing space such a pedestrian number!), the Hong Kong VIPs packed themselves in. The stage was decorated in what I can only describe as the height of bad taste. Gold and yellow and pink fusing with a ghastly set of cream crimpled curtains on stage. Then a quartet of master-of-ceremony came on to begin the show. Together they looked rather ridiculous. It was quite clear they had not conferred on what each was wearing. The show was far too long. But I did enjoy the acrobats from Shenyang. They were absolutely wondrous. No wonder they slightly showed up our poor lot from Cheung-Chan coming on stage with three trolleys! I don't want to be mean to our own, but whoever devised the programme couldn't have found a more ridiculous juxtaposition! As for the rest of the programme, it all lacked a sense of spontaneity and gravitas. It was all rather frivolous and hackneyed, especially with our four best male singers （ 四 大 天 王 ） who sang syrupy and truncated songs. But most of all, there was a distinct absence of humour. Weren't we supposed to enjoy an evening of fun? Lang Lang played the Yellow River concerto, but that's hardly fun! As for all the costumes, the colour combinations were diabolical. Why do we continue to suffer these insipid settings? On the front rows, the big wigs had coffee tables and tea-cups. Very protocol conscious! But it was amusing to see a plethora of tycoons sitting off-centre and rows behind mainland cadres. For a change, they were put in their place!

(星島日報報道)瑞安房地產（272）昨日公布，出售旗下三家公司部分權益，即變相為旗下重慶天地、武漢天地以及上海第一一六地段項目引入策略投資者，協助發展內地項目，而瑞安房地產透過今次的交易，就成功套現合共二十一億一千二百多萬元人民幣。
瑞安房地產現時透過全資附屬公司SOD持有重慶天地、武漢天地以及上海第一一六地段項目控股權，根據協議，該公司在去年九月初與永菱通金融達成買賣協 議，以五億零三百多萬元代價，出售百分之九點九重慶天地股權，該地盤總建築面積為二百六十萬方米，而該物業估值為五十四億一千多萬。完成交易後，瑞房仍持 有百分之八十點二重慶天地項目股權。
此外，SOD於上周五就出售武漢天地項目兩成半權益予Trophy達成協議，代價十二點四億。該物業截至去年中估值為四十七億三千多萬元，代價按估值另加兩成溢價計算。
SOD亦於上周五以三億六千多萬元代價，出售上海第一一六地段物業法展項目的四成九股權予Trophy，完成交易後，瑞房仍持有該項目五成一股權。
瑞安房產在通告上指出，該集團在招股章程所披露，有意尋求機會與投資者建立策略性夥伴關係，以出售本集團經篩選的土地的權益，以及共同發展本集團項目的若干地段，藉此有潛力地加快發展時間表並讓該集團承辦更多新項目。
